As Piercy&Company’s first project in Manchester, New Victoria aims to set a new precedent for sustainable and amenity-focused workplaces in the city. A proposed new ground plus mezzanine plus nine-storey office building situated in the heart of the city centre, New Victoria is designed to echo the rich combination of material and visual details found in the area and the adjacent Victoria Station.

Comprised of different stratums of functions, scales and materials, the building's facade consists of a textured masonry jacket, inspired by the traditional construction materials of red sandstone and brick found in the surrounding context. A delicate, filigree sleeve interfaces with the public realm at the base of the building and is expressed as the building addresses the skyline. The entrance is expressed as an insert, clearly demarcated to create a civic presence at the ground level and improve the building's relationship to the street and surrounding public realm.

New Victoria targets BREEAM Outstanding, Nabers 5* and WELL Platinum through passive design strategies and reducing carbon consumption through operational energy savings. The flexibility of the building’s internal floorplates and generous floor-to-ceiling heights ensures the building is fit for contemporary workplace use and future repurposing. The eighth, ninth and tenth floors will also feature external terraces with generous landscaping and urban greenery, accessible to all building users.
